About the Role:
We are seeking a highly motivated and experienced General Manager to steer our Lebanese Real Estate Development department within our group. In this critical role, you will be responsible for the full life cycle of real estate development projects, from inception to completion. This includes identifying and securing land, conducting market research, overseeing design and engineering, managing construction, and driving sales.

Key Responsibilities:
• Project Identification & Feasibility:
o Identify and evaluate potential development sites, considering factors such as location, zoning, market demand, and feasibility.
o Conduct market research to determine optimal housing unit types (e.g., apartments, townhouses, single-family homes) based on company strategies and market trends.
o Analyze project feasibility, including financial projections, risk assessments, and return on investment (ROI) analysis.

• Design & Engineering:
o Oversee the architectural and engineering design process, ensuring compliance with all relevant regulations and building codes.
o Collaborate with architects, engineers, and other consultants to optimize project design and functionality.
o Obtain necessary permits and approvals from relevant authorities.

• Construction Management:
o Manage the entire construction process, including selecting and contracting with qualified builders.
o Monitor construction progress, ensure adherence to budget and timelines, and address any construction-related issues.
o Maintain quality control throughout the construction phase.

• Sales & Marketing:
o Develop and implement effective sales and marketing strategies to attract potential buyers.
o Oversee the sales process, including pricing, negotiations, and closing deals.
o Build and maintain strong relationships with real estate agents, brokers, and other industry professionals.

• Financial Management:
o Manage project budgets, track expenses, and ensure profitability.
o Secure financing for development projects as needed.

• Risk Management:
o Identify and mitigate potential risks throughout the project lifecycle.

• Team Leadership:
o Lead and mentor a team of development professionals, including project managers, architects, and engineers.

Qualifications:
• Bachelor's degree in Real Estate, Construction Management, Architecture, or a related field.
• 10 years of proven experience in real estate development, with a strong track record of successful project delivery.
• In-depth knowledge of the Lebanese real estate market trends, development regulations, and construction practices.
• Strong analytical and problem-solving skills.
• Excellent project management, organizational, and time-management skills.
• Strong communication, interpersonal, and negotiation skills.
• Proficiency in financial modeling and analysis.
