Technicians perform both preventative and corrective maintenance. Technicians may begin a repair job by scanning the machine looking for obvious problems, such as frayed wires or broken parts. If a part is found to have been broken, they may repair, solder or weld the part back so that the machine is functional. Technicians may also be responsible for maintaining machines. This includes calibrating assemblies to meet specifications and using test instruments, like electronic voltmeters, to gauge performance. Technicians may have varying shifts, including late night or early morning.

Duties:
• Perform preventative maintenance according to property schedule and needs
• Test performance of electromechanical assemblies, using test instruments such as oscilloscopes, electronic voltmeters, or bridges.
• Read blueprints, schematics, diagrams, or technical orders to determine methods and sequences of assembly.
• Align, fit, or assemble component parts, using hand or power tools.
• Inspect parts for surface defects.
• Install electrical or electronic parts and hardware in housings or assemblies, using soldering equipment and hand tools.
• Plan the layout of wiring systems
• Test for, locate and repair HVAC malfunctions
• Respond to calls from owners that need repair and maintenance on their air conditioners
• Ask questions to determine nature of problem and make mental notes to choose the correct tools to take along
• Interview customers to determine what their needs are in terms of repair, installation and maintenance
• Write down a list of material and supplies needed for installation purposes and either purchase them or ask customers to buy them
• Install air conditioners in the common areas by following standard installation protocols
• Test installed air conditioners to ensure that they are in proper working condition
• Repair air conditioning units by performing analysis and troubleshooting activities
• Perform maintenance activities such as cleaning AC grills and filters on installed air conditioning system
• Replace AC systems that are not in a fixable condition
• Provide customers with information on operating air conditioning systems to derive complete benefit from them
• Test for, locate and repair Pumps/VFD malfunctions
• Install electrical and electronic control systems
• Connect electrical equipment to power supplies
• Install insulated cables and connect switches, outlets and other fittings; connect circuit breakers, transformers, motors, heaters and other electrical equipment
• Install electrical equipment such as storage heaters, water heaters, electric signs, switchboards, motors and other electrical equipment
• Assist with handyman works and plumbing works when required
• Keeps personal equipment operating by following operating instructions; troubleshooting breakdowns; maintaining supplies; performing preventive maintenance; calling for repairs.
• Assemble, install, test, and maintain electrical or electronic wiring, equipment, appliances, apparatus, and fixtures
• Diagnose malfunctioning systems and correct the problem
• Inspect electrical systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair
• Plan layout and installation of electrical wiring, equipment and fixtures
• Direct and train workers to install, maintain, or repair electrical wiring, equipment, and fixtures
• Test electrical systems and continuity of circuits in electrical wiring, equipment, and fixtures, using testing devices such as ohmmeters, voltmeters, and oscilloscopes, to ensure compatibility and safety of system
Skills/Qualifications:
• TS college degree
• Must make and keep the precise, accurate measurements that electrical and mechanical engineers need.
• Must be adept at operating machinery, including drill presses, grinders, and engine lathes
• Ability to count, add quickly and understand fractions, measurements and math problems.
• Practical and good hand-eye coordination skills
• Diagnostic ability
• Ability to take instruction and offer advice when needed. In addition, they often need to coordinate their work with that of others.
• Ability to do precise and detailed work
• Ability to work as part of a team
• Ability to work independently
• Must be Physically fit: technicians are often on their feet for many hours or called upon to lift heavy items
• Good communication skills
• Ability to understand instructions and communicate effectively
• Recordkeeping: When dealing with controlled substances, dangerous chemicals, or working solo in the field, you will need to document your actions and whereabouts.
• Ability to understand and operate complex machinery and systems.
• Ability to use your hands with precision on small items and/or small in small spaces.
• Ability to be quick and confident with his hands
