<br>We are looking for an experienced and hands-on **Facility Manager** to oversee the daily operation, maintenance, safety and service quality of our properties in Lebanon.
<br>
<br>The portfolio includes a **mixed-use building comprising residential apartments, company offices and doctors' offices**, as well as a **separate building dedicated to student apartments**.
<br>
<br>The successful candidate should have strong practical knowledge of building maintenance, the ability to identify technical problems, obtain and negotiate quotations, supervise contractors and ensure that maintenance works are completed properly, on time and within budget.
<br>
<br>2. Building & Facility Management
<br>
<br>2.1 Manage the daily operation and maintenance of both buildings.
<br>
<br>2.2 Conduct regular inspections of apartments, offices, common areas, technical rooms and building facilities.
<br>
<br>2.3 Ensure that all buildings are clean, safe, functional and properly maintained.
<br>
<br>2.4 Follow up on maintenance requests from tenants, companies, doctors and student residents.
<br>
<br>2.5 Coordinate preventive and corrective maintenance activities.
<br>
<br>2.6 Maintain proper records of maintenance activities, repairs, incidents and service contracts.
<br>
<br> 3. Technical & Maintenance Responsibilities
<br>
<br>3.1 Have practical knowledge of **HVAC and air-conditioning systems**, including basic troubleshooting, servicing and maintenance.
<br>
<br>3.2 Have good knowledge of **plumbing systems**, including water supply, drainage, pumps, tanks, leaks and sanitary fixtures.
<br>
<br>3.3 Have good knowledge of **electrical systems**, including lighting, switches, breakers and basic troubleshooting.
<br>
<br>3.4 Have practical knowledge of **painting, plastering, wall repairs and general finishing works**.
<br>
<br>3.5 Have knowledge of **carpentry, doors, locks, furniture and general building repairs**.
<br>
<br>3.6 Understand the operation and maintenance requirements of **water pumps, water tanks, generators and backup systems**.
<br>
<br>3.7 Identify technical problems and determine the appropriate type of technician or contractor required.
<br>
<br>3.8 Supervise maintenance works and ensure that the work is completed according to the required standards.

<br>4. Contractors & Suppliers Management
<br>
<br>4.1 Identify and maintain a reliable network of technicians, contractors and suppliers.
<br>
<br>4.2 Request quotations for maintenance, repair and renovation works.
<br>
<br>4.3 Compare quotations based on price, quality, scope of work and reliability.
<br>
<br>4.4 Negotiate prices, payment terms, scope of work and completion schedules.
<br>
<br>4.5 Verify that quotations accurately reflect the required work.
<br>
<br>4.6 Supervise contractors while working on site.
<br>
<br>4.7 Check the quality of completed work before recommending payment or approval.
<br>
<br>4.8 Develop and maintain good relationships with reliable suppliers and contractors.
<br>
<br>### 5. Cost Control & Procurement
<br>
<br>5.1 Obtain competitive quotations for maintenance and facility requirements.
<br>
<br>5.2 Negotiate with suppliers and contractors to obtain competitive prices and favourable terms.
<br>
<br>5.3 Monitor maintenance expenses and identify opportunities for cost reduction.
<br>
<br>5.4 Ensure that unnecessary repairs and expenses are avoided.
<br>
<br>5.5 Plan preventive maintenance to reduce recurring breakdowns and emergency costs.
<br>
<br>5.6 Maintain proper records of quotations, purchase requests, invoices and maintenance expenses.

<br>### 6. Residential & Student Buildings
<br>
<br>6.1 Follow up on apartment maintenance requirements and tenant requests.
<br>
<br>6.2 Inspect apartments before and after occupancy when required.
<br>
<br>6.3 Coordinate maintenance between tenants, technicians and management.
<br>
<br>6.4 Ensure that common areas and facilities are properly maintained.
<br>
<br>6.5 Monitor recurring maintenance problems and recommend permanent solutions.
<br>
<br>6.6 Ensure that the student apartment building is properly maintained and operational throughout the year.
<br>
<br>### 7. Safety & Compliance
<br>
<br>7.1 Conduct regular inspections to identify potential safety and maintenance risks.
<br>
<br>7.2 Ensure that buildings and common areas are maintained in a safe condition.
<br>
<br>7.3 Follow up on fire safety equipment and emergency systems.
<br>
<br>7.4 Coordinate required inspections, certifications and maintenance services.
<br>
<br>7.5 Immediately report major technical, structural or safety issues to management.

<br>8. Qualifications & Experience
<br>
<br>8.1 Minimum **5 years of relevant experience** in facility management, building management, property management or maintenance management.
<br>
<br>8.2 Experience managing residential, commercial or mixed-use buildings.
<br>
<br>8.3 Strong practical knowledge of AC/HVAC, plumbing, electrical works, painting and general building maintenance.
<br>
<br>8.4 Experience dealing with contractors, technicians and suppliers.

We are looking for an experienced and reliable Electrical Foreman to supervise electrical works, maintenance activities, and technical teams while ensuring all work is completed safely, efficiently, and according to required standards.

The Maintenance Manager, under the supervision of the ADOE is responsible for supporting, supervising, scheduling and motivating the hotel maintenance team while making sure the overall corrective and preventive maintenance is completed.<br>Responsible, under the supervision of the ADOE, to coordinate and manage the day to day repair and maintenance of the building engineering asset and including Fire, Life and Safety systems equipment.<br>The Maintenance Manager oversees the engineering operation of the hotel and reports to the ADOE on a day to day basis. Role: Lead structural steel and miscellaneous metals projects end-to-end — from contract award through closeout — reporting to the Director of Operations/COO.

<br>Engineering/detailing coordination: reviewing drawings, RFIs, shop drawings, and resolving design conflicts before they hit fabrication
<br>Scope: structural steel (beams, columns, trusses, deck) and miscellaneous metals (stairs, railings, ladders, gates, canopies, etc.)
<br>Procurement & fabrication: material takeoffs, tracking long-lead items, coordinating shop priorities
<br>Field/erection management: sequencing, subcontractor management, punch-list completion
<br>Financials: budgets, cost forecasting, billing, collections
<br>Change orders: identifying scope changes, pricing them, negotiating with GCs
<br>Contract administration: protecting company interests, managing subcontract terms
<br>Leadership: overseeing PMs, engineers, detailers; mentoring junior staff

<br>Required qualifications:
<br>
<br>Bachelor's in Civil/Structural Engineering or Construction Management (preferred)
<br>8+ years of PM experience, ideally in structural steel/miscellaneous metals
<br>Strong grasp of fabrication/erection processes, scheduling, budgeting, and contracts
<br>
<br>Preferred knowledge: AISC, AWS welding, OSHA steel erection standards; software like Tekla, SDS/2, Procore, Primavera P6, Bluebeam.
